Seismic Retrofits, Adaptive Reuse, and Historic Building Renovations
Lund Opsahl has an extensive resume in renovation and modernization. Among these projects are three turn-of-the-century buildings in Washington State that are listed on the National Register of Historic Places. Whether the vintage of a building is Beaux Arts or Mid-century Modern, we understand how to cost-effectively extend the life of an existing structure when appropriate. We understand the challenges in utilizing existing structures and our experience guides us in anticipating constructability issues related to the removal and reuse of historic finishes and the complexity of gaining access to the structure in occupied facilities.

Construction Support Engineering
Lund Opsahl provides structural design assistance to contractors for jobsite engineering problems. Common items include shoring systems, steel frame bracing, construction loading reviews, crane foundations and building frame tie-in connections, manlift foundations and tie-in connections, and fall-protection systems. Our scope often includes analysis and coordination with the building engineer of record to revise structural framing to suit the specific needs and phasing of the project site
Lund Opsahl is nimble. We are experienced at getting in and out of small projects quickly, giving architects, contractors, and owners the support they need to make renovations and tenant improvements. In many instances buildings must remain occupied during renovation. Lund Opsahl understands the importance of phasing a project to allow for safe, timely, and cost effective completion of work. This may involve floor load evaluation, stair installation, mechanical equipment seismic support, and structural anchorages of interior finishes.
Often challenging, special structures require a different approach than building design. Seldom are there guidelines or templates to follow and creativity, sound engineering principles and problem solving are required to realize solutions which are cost effective and constructible.
